REdistribute Opens Direct Broker Licensing to Complete the Nation's Source-Direct Listing Dataset
MLS-owned venture now covers about nearly 70% of U.S. listings and targets 90%+ to deliver the most complete, timely active listing data to banks, insurers, GSEs and the platforms who serve these institutional buyers. REdistribute will meet with MLSs and brokers at NAR NXT in New Orleans, November 6-8.
North Bethesda, Md., Nov. 04, 2026 (GLOBE NEWSWIRE) -- REdistribute, the MLS-owned joint venture that licenses MLS listing data for institutional use, today announced that it will partner directly with brokerages to fill coverage gaps in markets where the local MLS has not yet joined. The move accelerates REdistribute's path from roughly 70% of U.S. listings today to more than 90%, the benchmark required for institutional buyers to depend on one direct dataset.
REdistribute's model is simple: license listing data in full, directly from the source, with clear terms and revenue shared back to the MLSs and brokers who create it. Data is delivered daily from participating MLSs rather than assembled from public records, scrapers or repurposed IDX and VOW feeds.
"Institutional buyers do not want a patchwork. They want complete, current data from the people who create it," said Amy Gorce, CEO, REdistribute. "We built REdistribute with the MLS community, and the MLS remains our first and preferred partner. Where an MLS is not ready to participate, brokers should not have to wait to be paid for their data. We accept broker licensing today, and we are expanding that program now."
Brokers get paid. That was always the point.
"Brokers who want to monetize their data have a path today, and nothing in our program prohibits them from licensing to us directly," said Amy Gorce, CEO of REdistribute. "But scale is what creates value. A national licensing program becomes meaningful to institutional buyers at about 75% coverage, and the most valuable at 90% and above. Brokers will often benefit most by encouraging their MLS to participate, because the entire market's data is worth more than any single firm's."
With brokerages including AGNT, HomeServices of America, Keller Williams and Real REMAX Group announcing Open Real Estate and its plan to monetize broker listing data, the broker compensation model already exists and is already paying with other MLSs.
A license that protects brokers and MLSs
REdistribute licenses data strictly for institutional, back-office use. The license is designed so that it never competes with the brokers and MLSs who supply the data:
- No public display. Licensees may not display listings to consumers.
- No conflicting uses. Data may not be licensed for any use that competes with broker or MLS activity.
- Permitted uses include automated valuation models, desktop and hybrid appraisals, portfolio monitoring, risk and underwriting models, fraud detection, and market analytics.
Those permitted uses make agents' and brokers' work easier. Fresh MLS data behind desktop appraisals and AVMs means fewer valuation delays, faster mortgage approvals and smoother closings.
